This Matters.

At the heart of Billingsley lie our core values, some deep-rooted beliefs, that we can’t help but be passionate about.  It’s in our DNA to care about the world, to make sustainability more than just a buzzword, to live by the motto: Trees are the answer.  It’s a kind of force that makes us care about our people, that makes us love the beauty of art and that keeps us yearning to give back to the causes that tug at our heartstrings.  It keeps us moving ahead, keeps us grounded and keeps us tied to those around us.  These are the things that matter. 

Paperless and Less Paper

We have reduced the use of paper through electronic processing of rent payments, service requests, applications, leases and renewals.  In 2018, we processed over 112,795 documents online, saving tons of paper from having to be printed.  When we do have to print, we’re striving to use recycled papers and recycling extraneous prints, minimizing paper waste that makes its way to landfills.

Landscaping

Plant selections primarily include native species and drought-tolerant plantings, and restricting the use of high-water-requiring plants.  We consistently exceed tree mitigation requirements by saving existing trees and exceeding the requirements to plant new trees.  In fact, we live by the motto: Trees are the answer. 

Air Quality

We’re using low VOC materials such as paints and adhesives to minimize off-gassing and decrease air pollutants.  Additionally, our multifamily communities are being developed as smoke-free neighborhoods, where smoking is not allowed in common areas or inside buildings.  This helps our residents breathe a little easier.

Energy Reduction

With our design and construction standards, we’re doing things behind the scenes that make a big difference in our residences.  These include optimizing framing and trusses to minimize waste and maximize insulation to reduce thermal energy waste; installing vinyl energy efficient windows and efficient HVAC systems with programmable thermostats for more energy efficient homes for our residents; integrating LED lighting in a portion of the light sources; using ENERGY STAR labeled appliances for more efficient use of electricity. 

Water Conservation

Billingsley has implemented several sustainable irrigation practices in the design of our communities, including using non-potable water in irrigation, which eliminates the use of domestic potable water for landscape uses.  What does this really mean?  It means we can save this precious resource to use in areas more important than watering our grass.  We’re also installing low-flow fixtures and ENERGY STAR appliances that use less water for ever cycle. 

Recycling

Who isn’t?  Our recycling programs include daily recycling, shredding events, e-waste collection, battery recycling, and utilizing recycled paper goods in kitchens, restrooms and copy rooms.  In 2018 alone, we collected 1,223 tons of recycled material and 20,067 pounds of e-waste.

 

Construction Recycling

Construction practices have changed, and we’re on the forefront of implementing recycling programs for construction materials, including recycling wood, metal, cardboard, gypsum and concrete.  In just the first block at The Sound, we’ve recycled 14% of the total yardage hauled from the job site. This equates to over 1,100 tons of materials saved from landfills.  

GREEN SPACES & THE GREAT OUTDOORS

Think of a place that you feel calm, that you feel the most at peace, that you feel really connected to the world around you.  For 9 out of 10 people, that place is somewhere outside.  That’s why we’re so passionate about building parks and trails and leaving trees and green spaces.  It’s an art called “place making” and we hope you enjoy these places as much as we do.

Parks

We have parks for dogs, parks for kids and parks for just about everyone! Check out Bacon’s Dog Park, the Kids’ Splash Pad and all the beautifully landscaped green space in the 1-acre park surrounding North Lake.

Walkability

The Sound was built to connect the people to the places we’ve built. So whether you live, work or just visit The Sound, we hope you’ll find that parking is easy and everything else – from restaurants to event spaces – is just a short walk away.

Wellness Classes

Many of our classes are open to all tenants of Cypress Waters and The Sound and include meditation, group training, boot camp and yoga. Find out more by contacting the Billingsley Property Management office.

At full build out, The Sound will have over 6 miles of trails around North Lake. Currently 1.5 miles exist just around the lake, with connectivity to other sidewalks and paths in Cypress Waters. Grab your running shoes and explore!

At Billingsley, it’s become a standard to build state-of-the-art fitness centers in our communities for our residents and tenants. From cardio machines and weight training equipment to free weights and stretching areas, our fitness centers are hubs for health and stress release.
